The Reinvestment Senior Analyst is vital to the success of our Asset Management Department. The department's aim is to enhance FFO growth by maximizing property cashflows and investment returns. This is achieved by optimizing each asset's earning potential, minimizing expenses, identifying optimal usages, and reducing liabilities and risks.  The Senior Analyst supports our team by focusing on reporting, data analysis, and the underwriting of capital projects to develop effective strategies for asset management.

WHAT YOU WILL DO:

  • Reporting and Data Analysis - Support the Asset Management team by reporting, analyzing, and forecasting property financials. Synthesize data to aid in the formulation of strategic asset plans.
  • Data Visualization and Business Intelligence - Develop and maintain excel models and dashboards to guide capital allocation decisions. Collaborate with business end-users to create compelling visualizations reflecting various KPIs and financial performance.
  • Financial Modeling and Underwriting - Create detailed financial models for capital investments and assist in underwriting projects that generate revenue. Prepare both routine and special reports and presentations for senior management that provide insight and support decision-making processes.
  • Cross-Functional Collaboration - Build and maintain effective working relationships with internal departments to ensure the achievement of key objectives.
  • Market Analysis - Gather and analyze market data to prepare comprehensive market analyses. Involves maintaining understanding of local markets (competition, supply pipeline, demand drivers, major points of interest, market absorption).

WHAT YOU WILL NEED:

  • Bachelor's degree from a four-year college or university in real estate, finance, accounting, economics or related field required.
  • 2+ years of experience in real estate and financial planning & analysis is required.
  • Experience in multifamily real estate is highly preferred.
  • Proficiency in creating and analyzing complex pivot tables for data reporting and insights.
  • Proficiency in creating structured reports utilizing automated toolsets (PowerQuery, Excel macros, and/or data modeling) highly preferred.
  • Strong proficiency in Microsoft Excel and PowerPoint. 
  • Advanced Excel modeling skills, including financial projections and scenario analysis.
  • Strong financial literacy with the ability to interpret and analyze income statements, balance sheets, and other financial documents.
  • Detail-oriented, analytical and problem-solving skills.
  • Strong written and oral communication skills, interpersonal skills, and ability to work well with others. 
     

WHAT THE JOB REQUIRES:

  • Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.
  • Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
  • The position includes in-person work requirements consistent with the hybrid policy located at Essex's corporate offices in Woodland Hills, Irvine, Bellevue or San Mateo. The hybrid policy is subject to change at Essex’s sole discretion.
  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.
  • Regular travel to various locations for meetings, projects, client visits, or on-site work.

New hires generally start between $94,000.00 - $117,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
