Our APAC platform combines local expertise with global reach, offering clients access to international and regional debt markets.
The Opportunity
We are seeking a driven Senior Analyst or Associate to join our APAC Debt and Structured Finance team in Singapore (full-time, permanent). You will support debt advisory mandate execution, structure financing solutions and develop relationships with sponsors and lenders across the region. You will work on significant transactions, advise leading institutional clients and contribute to our platform's strategic growth.
Key responsibilities
Transaction Execution & Financial Analysis
- Support end-to-end execution of debt advisory assignments, including loan originations, refinancings and structured solutions
- Develop sophisticated financial models evaluating capital structures, debt capacity, leverage optimisation, debt service coverage ratios, sensitivity analysis and covenant structuring
- Oversee preparation of comprehensive financing memoranda (30 – 100 pages) summarising opportunities, collateral, business plans, financial metrics, sponsor credentials and market positioning
- Create detailed quote matrices and perform quantitative analysis through comparative modelling to evaluate competing proposals and optimal structures
- Coordinate comprehensive lender processes including NDA administration, data room management, due diligence facilitation, term sheet analysis and negotiation support
- Conduct rigorous market, sector, and credit research on assets, sponsors and capital providers
- Prepare institutional-grade materials including pitch decks, investor materials, and lender presentations, primarily using Microsoft PowerPoint and Excel
- Track debt pricing trends and provide detailed market intelligence to clients and internal teams
Client & Lender Relationship Management
- Develop relationships with sponsors, institutional investors, borrowers and lenders through active participation in meetings and transaction processes
- Participate in client meetings, lender presentations and transaction negotiations, providing analytical support and technical input
- Support delivery of strategic financing advice tailored to client objectives and market conditions
- Support business development and represent JLL professionally in market interactions
Team Collaboration & Knowledge Sharing
- Contribute to a high-performance, collaborative culture within the APAC debt advisory team
- Collaborate across regional and global Capital Markets, Investment Sales, and Research teams to deliver integrated solutions
- Maintain accurate CRM records and contribute to internal knowledge-sharing platforms
Qualifications required / Your profile
- University degree in Finance, Business Administration, Real Estate or related disciplines
- 2+ years in real estate debt advisory, investment banking, institutional lending, private credit, structured finance or capital markets with strong analytical and financial modelling exposure
- Advanced Excel and financial modelling proficiency with strong problem-solving capabilities
- Strong understanding of real estate credit fundamentals, loan structures and debt capital markets
- Advanced MS Office proficiency (Excel, PowerPoint, Word, Outlook)
- Familiarity with AI tools to enhance financial analysis, market research and workflow efficiency is an advantage
- Outstanding attention to detail with ability to deliver high-quality work under tight deadlines
- Inquisitive mindset with eagerness to learn across sectors, markets and financing structures
- Strong team orientation and ability to collaborate across functions and geographies
- Excellent interpersonal and communication skills to interact with external and internal stakeholders including senior management
- Proven ability to manage multiple priorities and deliver high-quality work in a dynamic, fast paces environment
- Fluent in English; proficiency in an additional Asian language (e.g. Mandarin, Japanese or Korean) is an advantage to support communication and engagement with regional clients and stakeholders across APAC.
