Responsibilities

We are looking for a highly motivated Senior Analyst to join Hines Italy's Finance team in Milan.

 

The role will be responsible for overseeing management control activities across a portfolio of 6 Student Housing assets and 3 Built-to-Rent (BTR) properties, ensuring the accuracy and timeliness of financial reporting, supporting business decision-making through financial analysis, and contributing to budgeting and business planning processes.

 

The successful candidate will work closely with operational teams, property managers, accounting advisors and senior management to monitor financial performance, analyze operational trends and support the growth of Hines' Living platform in Italy.

 

  • Coordinate management control activities across a portfolio of 6 Student Housing assets and 3 BTR properties;
  • Prepare, review monthly, quarterly and annual management reporting packages;
  • Monitor operational and financial KPIs, identifying trends, variances and opportunities for performance improvement;
  • Ensure consistency, completeness and accuracy of financial information across all operating assets;
  • Coordinate and supervise relationships with external accounting consultants and service providers, ensuring timely and accurate delivery of accounting and financial information;
  • Liaise with property managers, operational teams and accounting advisors to validate, reconcile and analyze financial data;
  • Support the preparation of reporting packages for management, investors and internal stakeholders.
  • Analyze operating cash flows generated by the assets using information and data available through operational and reporting systems;
  • Monitor asset performance through revenue, occupancy, collections and operating cost analysis;
  • Support management with periodic performance reviews and financial insights to drive decision-making;
  • Perform variance analyses against budget, forecast and prior periods.
  • Develop, maintain and enhance advanced Excel-based financial models and reporting tools;
  • Perform scenario analyses, sensitivity analyses and profitability assessments;
  • Support operational and strategic decision-making through detailed financial analysis;
  • Contribute to the automation and continuous improvement of reporting and controlling processes.
  • Support the preparation of annual budgets, forecasts and long-term business plans for the portfolio;
  • Develop business cases and financial models to support strategic initiatives and asset management decisions;
  • Collaborate with operational teams to define assumptions, targets and performance metrics;
  • Monitor actual results against budgets and forecasts, providing recommendations and corrective actions where necessary.
  • Act as a key finance business partner for operational and asset management teams;
  • Coordinate interactions between finance, operations, accounting consultants and senior management stakeholders;
  • Ensure compliance with internal reporting standards, governance requirements and deadlines;
  • Support continuous improvement initiatives within the Finance and Controlling function.

Qualifications

Minimum Requirements include:

 

  • Degree in Economics, Finance, Business Administration or related field;
  • 4 years or more of experience in Controlling, FP&A, Corporate Finance or Real Estate Finance roles;
  • Strong experience in management reporting, budgeting and forecasting processes;
  • Advanced Excel skills and proven experience in financial modelling and business planning;
  • Solid analytical mindset with the ability to interpret financial and operational data and translate findings into actionable recommendations;
  • Experience coordinating external accounting providers, consultants or outsourced finance functions;
  • Strong organizational skills and ability to manage multiple assets and stakeholders simultaneously;
  • Excellent communication and presentation skills;
  • Fluent Italian and English, both written and spoken;
  • Experience in real estate, student housing, residential, hospitality or living sectors will be considered a strong plus;
  • Proactive attitude, problem-solving approach and ability to work both independently and within cross-functional teams.
